Position Overview

We are seeking a highly skilled and experienced Quantity Surveyor with a minimum of 5years of proven expertise in the real estate development and construction industry.

The ideal candidate will be responsible for all aspects of cost management, from initial estimates to final accounts, while leading a team of quantity surveyors and procurement officers.

This role reports directly to the Projects Coordinator and the Managing Director.

Key Responsibilities

Prepare and manage comprehensive cost estimates, budgets, and financial reports for real estate and construction projects from inception to completion.

Accurately quantify and analyze materials, labor, and resources required for projects, ensuring optimal allocation and cost efficiency.

Collaborate with project teams to optimize costs, minimize waste, and enhance value engineering throughout the project lifecycle.

Prepare weekly and monthly scope of work and program/schedule of work with measurable deliverables and clear timelines for completion.

Prepare and manage detailed materials and labour schedules to align with project timelines and procurement cycles.

Prepare tender documents, conduct thorough cost analysis, and negotiate contracts with suppliers and subcontractors to secure favorable terms.

Ensure accurate cost forecasting and effective risk management by staying updated on industry standards, material prices, and market trends.

Monitor project budgets diligently, track all project costs, and provide regular financial updates and variance reports to project stakeholders.

Oversee cost control measures, proactively identify cost-saving opportunities, and implement cost-effective solutions without compromising quality.

Assist in managing variations, claims, and contractual obligations related to project costs, ensuring all adjustments are documented and justified.

Ensure all projects conform to agreed quality standards before certifying and processing payments to contractors and suppliers.

Conduct regular site visits, measurements, and assessments to verify quantities, monitor physical progress against budgets, and validate work done.

Communicate effectively with project teams, contractors, and stakeholders to ensure financial transparency and accountability throughout all construction phases.

Requirements

Bachelor's degree or Higher National Diploma (HND) in Quantity Surveying from a recognized institution.

A minimum of 5 years of post-qualification, verifiable experience in quantity surveying within the real estate development and construction industry.

Relevant professional certification (e.g., Nigerian Institute of Quantity Surveyors - NIQS, RQS, etc) is mandatory.

Demonstrated experience in managing and leading a team of quantity surveyors and procurement officers.

Proven ability to prepare and present detailed cost reports and project updates to senior management, including the Projects Coordinator and Managing Director.

Candidates must be based in Abuja or Lagos, with the flexibility to travel between project sites as required.

Strong proficiency in quantity surveying software (e.g., CostX, QS Pro, or similar) and Microsoft Office Suite, particularly Excel.
