Job Ad & Profile Description Position : Facility Manager - Labone We are seeking an experienced and technically proficient Facility Manager to oversee the daily operations, maintenance, and overall management of a residential apartment complex located in the prime neighbourhood of Labone . The ideal candidate will be a hands-on, organised, and proactive professional who demonstrates strong communication skills and a firm grasp of technical systems related to residential facility management. This role is vital to ensuring the apartment complex operates smoothly, efficiently, and to the highest standards of safety, cleanliness, and tenant satisfaction. Key Responsibilities 1. Facility Operations & Maintenance Oversee and manage all aspects of building infrastructure, including electrical systems, plumbing, HVAC, water systems, elevators, generators, fire safety systems, and security systems. Schedule and supervise regular preventative maintenance and repairs, ensuring minimal disruption to residents. Manage waste disposal systems and ensure cleanliness and sanitation of all shared spaces. Conduct routine inspections of the property to identify and address maintenance issues proactively. 2. Vendor and Contractor Management Liaise with external vendors, contractors, and service providers for maintenance, repairs, and specialised services (e.g. fumigation, landscaping, plumbing, electrical work). Negotiate and supervise third-party services to ensure quality workmanship and value for money. 3. Tenant & Resident Relations Serve as the primary point of contact for residents regarding facility-related concerns, complaints, and service requests. Ensure prompt and professional communication with tenants. Keep note of complaints and resolutions to track recurring issues and overall performance. 4. Health, Safety & Compliance Ensure the facility complies with all local safety regulations, building codes, and environmental laws. Develop and implement emergency protocols and ensure fire extinguishers, alarms, and emergency exits are operational. Monitor water storage and usage systems for quality and safety. 5. Budgeting & Reporting Assist in the preparation of operational budgets for facility maintenance, repair, and capital improvement projects. Track expenses, submit reports on operational performance, and recommend cost-saving strategies. Maintain accurate records of maintenance schedules, work orders, and utility usage. 6. Emergency Response Be available for emergency response outside of regular working hours, including weekends and public holidays. Maintain a 24/7 availability protocol for urgent facility-related issues. Required profile for job ad : Facility Manager - Labone Qualifications & Requirements Minimum of 3–5 years of experience in facility or property management, preferably in residential or hospitality settings. Technical knowledge of building systems (plumbing, electrical, HVAC, water treatment, etc.) is essential . Strong verbal and written communication skills; must be articulate and able to deal professionally with tenants, vendors, and management. Ability to multitask and prioritise tasks effectively. Must be computer literate and able to use basic management software or reporting tools. High level of integrity, discretion, and dependability. Willingness to live on-site or reside nearby in Labone. Accommodation On-site accommodation can be provided as part of the employment package. Alternatively, the candidate should reside near the facility to ensure a timely response to operational needs and emergencies.
